Welcome to Sterling Shores, our getaway in Newman Lake, Washington! We’re super stoked to have you here and we hope you’re ready to have a blast!
Our property is the perfect spot to chill out and enjoy the beautiful lake views. You can sunbathe on the beach, take a dip in the refreshing water, or just kick back and enjoy the scenery.
We’ve done everything we can to make sure you feel at home here, so don’t be shy to make yourself comfortable. If you need anything, just holler and we’ll make it happen!

Driving Directions
Using GPS (Google Maps, Apple Maps, etc.), use “13903 NE Newman Lake Dr, Newman Lake, WA 99025” as your destination.
You can use Google Maps and simply type “Sterling Shores” as your destination. That will also work!
Please lock your car when not in it for your safety.
Don't Forget to Bring...
Here is a basic list of things you could consider bringing. We know you’ll have your own needs and preferences, but we thought it might be helpful to consider what else to bring—as we know what amenities we already provide!
- Personal toiletries
- Camera, memory cards, charger
- Personal electronics chargers
- Batteries
- Flashlight (it can get pretty dark at night!)
- Bug spray
- Bathing suits, floats, life preservers
- Wood for the fire pit*
*Please be advised: Check https://spokanecleanair.org/burning/burn-restrictions/ to see if you can have a campfire. July and August tend to be restriction months, so don’t be surprised if you are not allowed to have a fire in the pit. If you do during a restriction, you might get a neighbor or two (or the fire department!) show up and let you know!
Planning Your Arrival
We’ll provide you with an access key code before your arrival via text. This will allow you to check yourself into the property. Please make sure you have received the code before you travel. If you haven’t received this before heading out, please contact us. There’s nothing worse than arriving somewhere new (potentially at night) and not being able to get in!
HOW TO USE KEYPAD:
- When you first approach the door, the keypad will be unlit. It will light up after you’ve entered in your first number
- Enter the five digit code. If done correctly, you will see a blue check mark and the deadbolt will open
- When inside, simply turn the lock paddle to lock the door
- When leaving the unit, press the padlock button in the lower right corner to lock the door. You should hear a beep if done successfully
Check-in Time
Your check-in time is 3pm. We can sometimes arrange an early check-in, so please contact us if you plan to arrive early and we’ll do our best to accommodate you (we can’t promise, unfortunately). If you are arriving early, have a look at the “local area guide” section. We’ve listed lots of things you can do around the area while you’re waiting to check in.

Remember: The weather person is the one person who can be wrong and still keep their job. We like to say, “There’s no such thing as bad weather, just inappropriate clothing.”
General comments regarding Spokane weather: Spokane is considered a desert. Year-round, it is very arid. It will mean hot, dry summers and cold, snowy winters. It also can get rather cool at night, even in summer. You’re best off packing and wearing layers when in Spokane.
HOUSE RULES
Please observe the following rules (we really appreciate it!):
- No smoking/vaping inside the property (If you must smoke/vape, please do so at least 20 feet from the house, and do not leave butts on the ground)
- No pets allowed unless pre-arranged
- Respect quiet hours from 10 PM to 8 AM
- Do not disturb or inconvenience the neighbors in any way
- Only registered guests are allowed on the property unless arranged prior to your stay
- You are limited to four (4) guests to visit the property during the day. This is due to the septic system and noise concerns. If you intend to have day visitors, please make that clear at the time of booking.
- Do not host parties or events without prior approval
- Keep the property clean and tidy, and report any damages or issues immediately
- Do not move or rearrange the furniture without permission
- Do not engage in any illegal activities on the property
- Do not leave any food or garbage outside that could attract pests
- Do not use the indoor fireplace or the upstairs jetted bathtub
- No open flames inside the house, such as candles or incense
- No food should go down the kitchen sink drain as there is no disposal
- Swimming, boating, or other water sports are done at your own risk (there is no lifeguard on duty)
- Only use the dock on the right-hand side of the beach. Although it looks like our beach is private with two docks, it is shared by us and the next-door neighbor.
It’s not a hard-fast rule, but as the grounds have dirt and sand, you may wish to take your shoes off upon entering the house to keep things cleaner during your stay

About The House
Kitchen Information
You will find in the kitchen a refrigerator, microwave, oven/stove, toaster oven, coffee maker, and dishwasher. They should all operate as expected. A few things to note:
REFRIGERATOR: The freezer has an ice maker and will make ice. Nice!
STOVE: The stovetop electric with a glass cook top. When any one of the “burners” gets hot, you’ll see it glow red. Be advised that the stove stays pretty hot once turned off. A red light will indicate that the surface remains hot. When it goes out, it will be relatively safe to the touch.
COFFEE MAKER: We have a Mr. Coffee coffee maker. You will see a built-in coffee maker in the wall. It does not work. Coffee filters are in the cupboard above the coffee maker.
DISHWASHER: Dishwasher detergent is provided for you under the sink.
COOKWARE, UTENSILS, DISHES: The house is stocked with pots, pans, utensils, silverware, glasses, mugs, and plates.
Heating & Cooling
In the Spring and Summer months at Newman Lake, it can get hot during the days (a dry heat), but rather cool at night. Most locals take advantage of this by opening windows while sleeping to cool down the house. There is one air conditioner that can be used if absolutely needed.
In the Fall and Winter months (or a smattering of cold evenings in the Spring or Summer), there is both baseboard heat as well as some older heat blowers. The baseboard thermostats should be turned to 68 – 71F. If the house is particularly cold upon entry, turn on the heat blowers by turning the knob on each clockwise (there’s one in the entry hallway, one in the living/dining area, and two on the second floor, one in the bedroom, the other in the bathroom). The blowers sometimes take a few seconds to start up. If you’re leaving the house for any amount of time, please turn the blowers completely off, but the baseboards can remain on.
Please note: If you have the baseboards on, do make sure the curtains are not covering or touching the baseboards for your safety.
Washer & Dryer
In the ground floor bathroom you will find a washer and dryer. Washing detergent pods are in the cabinet above the toilet as are dryer sheets. If you find that you need to run a load, feel free to do so.
Please empty the lint trap of the dryer after each load.
Also in the bathroom are an iron and ironing board. Because who doesn’t love to iron on vacation? Oh, the irony. Geddit??
Bathrooms
Please only flush toilet paper and human waste down the toilet. We have a septic system and need to keep it operational.
In the first floor bathroom you will find a hair dryer under the sink should you need it.
Please do not use the bathtub on the second floor. Sure, it looks like fun, but we believe it’s haunted by the Newman Lake Ghost (that’s not an actual thing, but seriously, don’t use the tub!)
Televisions
Security Cameras
You may notice three cameras: One on the side of the house facing the garage, one on the deck facing the beach, and one at the entryway to the house (Ring doorbell). These are for your protection as well as the owners. The two spotlight cameras are set to turn on lights after dark when motion is detected. If you’d prefer these lights to remain on always during your stay dusk to dawn, or turned off during your stay, please let us know.

BEACH SEATING: There is a beach house by the beach. On the porch, you will find six plastic Adirondack chairs, perfect for sitting on the sand or around the fire pit. At the end of your stay, please stack them all and return them to the beach house porch.
BEACH HOUSE: Speaking of the beach house, feel free to set up camp on the porch. The beach house remains locked for our storage.
FIRE PIT: By the beach to the right of the dock is a stone fire pit. Should you wish to use it, you’ll need to bring your own kindling and firewood. Also bring a bucket of water and a bucket of sand (it’s sometimes easier to put out a fire with sand). DO NOT USE IF RESTRICTIONS ARE IN EFFECT!
OUTHOUSE: You might notice an outhouse by the beach house. If you absolutely have to use it (preferably #1!), scoop up a small cup of lye (don’t touch it with your hands!) and put it down the hole. Yes, it’s a two-seater. No idea why…
BOAT DOCK: During the summer months, the boat dock on the right hand side of the beach will be extended into the lake (in the winter months, we pull the dock in). If you have a boat, there is a public launch where you can launch the boat and then sail over to the dock and tie up there. You can also sunbathe on the dock. Please do not use the other dock. It is private.
SWIMMING: There is no lifeguard on duty at our little beach. Swimming, jumping off the dock, or diving is entirely at your own risk.
KEEP OUR BEACH CLEAN: Should you bring food, drink, or pretty much anything, please only leave footprints and only take pictures. Please take all waste back to the house to be placed in the trash.
BEACH BOUNDRIES: Please be mindful that our beach is right up against our neighbor’s beach. Please respect the boundary. If it is unclear, just look back up at the house. The fence lines indicate where the property lines are. As well, please keep noise to a respectable level as to not bother the neighbors.

A word about Cannabis…
Drive for 10 minutes in any direction in Spokane and you’re bound to see shops that sell recreational and medicinal cannabis. It is legal in the state of Washington. Smoking or vaping in and around our property is not allowed, but edibles are fine—but be careful if you’ve never tried them before.
NOTE: Although cannabis is legal in Washington State, it is illegal in Idaho. If you intend to travel to Idaho, do not bring any with you! Drink or Imbibe Safely!
Check Out
CHECK-OUT TIME
Check-out time is strictly 12pm. If you require a later check-out, we’ll do our best to accommodate it. But please bear in mind, you’ll need to let us know beforehand.
If we have guests arriving that day, it will be almost impossible to offer a late check-out due to the cleaners needing to prepare for those guests.
CHECK-OUT PROCESS
Before your departure, we’d appreciate if you would take care of the following:
- Leave the beds unmade. No need to strip them.
- Place used towels on the floor in front of the washer/dryer.
- Load the dishwasher and start it.
- Empty all the trash. Place tied garbage bags inside the front door, not outside.
- Move all furniture and items back to their original locations.
- Set thermostat to 69F in the cold season.
- Check all doors and windows to be sure that they are locked.
